Repairs To Sunken Areas

Your parking lot may have a sunken area where water collects when it rains. This should be corrected since standing water can cause further damage to the asphalt. Plus, sunken areas indicate a problem with the base underneath the asphalt. These repairs often require the removal of the asphalt over the sunken area so repairs can be made to the base. Drains may need to be installed as well to improve water drainage from the lot. When repairs to the base are completed, new asphalt is applied over the area and blended with the existing lot in a way that makes the surface level. Unless your lot has problems with water damage or the base wasn't built properly to begin with, you probably won't have to face these complex repairs. However, keep in mind that water can seep into the base under the lot through cracks and potholes. That's why it is important to keep up with repairs so water doesn't disturb the base that supports the asphalt.

Filling Cracks And Holes

If the lot has several cracks and potholes, and it is also faded and worn, then the best solution may be to have the lot resurfaced. This involves putting down a new top layer of hot asphalt that fills in damaged areas and makes the surface level. It also restores the dark color that makes the lot look well-maintained. If there are only a few cracks and holes, these can be filled in manually. Crack filler seals the cracks and the holes can be filled with gravel and a patching material. By making these repairs, you'll extend the life of the lot and keep down on more expensive repairs.

Restoring The Dark Color

Asphalt fades as it ages and is exposed to UV rays. It's also stained by leaks from automobiles parked on it. This can make the lot look ugly even when cracks and holes are in good repair. The solution is to have a coating applied to the surface. This is different from resurfacing. The coating is sprayed on and it dries quickly. It goes on in a thin layer so it doesn't fill in cracks. Repairs to damaged areas must be done first or the cracks will show through. A sealcoat restores the dark color of the lot and it also protects it from UV damage and rain. You'll probably want a new sealcoat put on every few years to keep your parking lot looking nice.
